Which approach matches your capital and temperament: buy-and-hold, house hack, BRRRR, flip, or short-term rental. Usually one or two fit and the rest do not.

What loan products apply, what down payment to plan for, and which lenders actually serve investors well. Introductions if you need them.

Price range, property type, minimum returns, and a shortlist of areas where those criteria actually exist right now.
It is a working session, not a presentation. Expect to be asked direct questions about money, and expect a direct answer when a plan does not hold up.
What to Bring
None of this needs to be polished. Rough figures beat no figures, and approximate is fine.
- Your investment goal, stated plainly: monthly income, long-term equity, or a mix
- Capital available, including reserves you would not want to touch
- Your timeline, whether that is 60 days or two years out
- Risk tolerance, honestly assessed, including how a vacant month would affect you
- Financing status: pre-approval, lender relationship, or nothing yet
- Any properties you are already watching, with links if you have them
- Whether you intend to self-manage or hire a property manager

Who This Is Not For
Saying this plainly saves both of us a call, and it tells you what kind of advice to expect if you do book one.
- You are looking for guaranteed returns or a can't-lose opportunity. Those do not exist and you will not hear them here.
- You want someone to confirm a decision you have already made rather than pressure-test it.
- You have no capital available and no timeline for building any. Come back when you do, genuinely.
- You are hoping to discuss unlicensed strategies, or to work around occupancy or STR requirements.
- You want a list of off-market wholesale deals. That is a different business than this one.
- You are unwilling to talk about your actual numbers. Without them the call cannot produce anything useful.
If none of those describe you, the call will be worth your time. If one or two do, it is probably better to wait or to look elsewhere, and that is a reasonable outcome.

- Plan for 30 to 45 minutes, by phone or video, and there is no cost. It is a working session, not a sales presentation. If we finish early because your criteria are already clear, we finish early.
- No. Some of the most useful calls happen 6 to 18 months ahead of a purchase, because that is when there is still time to fix credit positioning, restructure savings, or adjust a target area. What you do need is a genuine intent to invest at some point, and a willingness to talk honestly about capital.
- It helps, but it is not required. If you have not spoken with a lender yet, one outcome of the call is a clear financing path and an introduction to lenders who actually work with investors. If you already have a pre-approval or a portfolio lender relationship, bring the terms so we can model against real numbers.
- Yes. That is most of the value. If the numbers do not work, or the strategy does not fit your capital or your tolerance for risk, you will hear it plainly on the call rather than after you are under contract.
- You get your buy box in writing, a search and alert setup for properties that match it, and a clear next step. That next step might be a lender conversation, a tour, or waiting for a specific price point to appear. There is no obligation to work together.
- Yes, and several investor clients do. Out-of-area ownership changes the plan rather than blocking it: management costs move from optional to essential, your vacancy and maintenance assumptions should be more conservative, and we lean harder on the local inspection and contractor network.
